I've just resigned my lease for this apartment, and I'm going on my second year. That being said, this apartment is pretty great. Compared to a lot of the students living in Denton, this apartment is clean, has no pests (as far as I've seen), and has a really great location. Definitely more on the expensive side but you're getting what you pay for for sure!

I’ve lived here since June and I love it! The location is perfect for walking to restaurants, bars, and coffee shops on the square. It is clean, I never hear the neighbors, and maintenance requests are fulfilled quickly. Would definitely recommend!

Although the building is in a nice location... that seems to be the only perk of this apartment. There are no Amenities, we are charged for random fees every month. There is no privacy at all they come into your apartment at least twice a month and if they cannot get access at that they will charge you anywhere from $35-70 to reschedule a visit. They are the only apartment that I have ever lived in that charges you every time maintenance comes. In the last year they have tried to charge me $177... for a garbage disposal that had been cutting out the entire time I had lived there, $45 for changing an air filter without telling me, but in our lease it says they don't handle our air filters. $200 for backed up water bills because the water reader was broken but they never informed the residents until after the fact and let us know maybe a week and a half before rent that we would be paying all of those at one time ( On the SAME month they raised everyone's rent) . $200 in water/water waste because the flapper on the toilet was faulty and they held US responsible for the fact that the flapper on THEIR toilet was faulty. "you as residents are responsible for the water consumption" even though they are supposed to be responsible for the equipment that caused the influx in the water consumption. I'm not a plumber or a handy man I don't know the proper noise that a toilet should sound or the signs of a faulty toilet so why is that on me? I'm just the renter I didn't pay for a faulty toilet so why am I being held responsible for it? The way they set up our leases completely screws over the renter. No protection whatsoever from any unfair/ridiculous charges. We are basically held responsible for anything that goes wrong on our end and on theirs. They give you HUGE charges with little to no explanation. I've been threatened by the property manager before that if I didn't pay a $200 maintenance charge I would receive a lease violation. She didn't even attempt to look into the situation before telling me this. It wasn't until after I paid the money that the Maintenance Supervisor emailed me saying the charge was a mistake. I called up to the office to get my money back and they told me they couldn't refund me and that they'd have to credit the money to my account. So they forced me to pay money that I never owed and never gave it back.

They will have multiple residence call at a time about a billing issue but fail to let the rest enters know about it. I haven't had one month go by since resigning my lease that I haven't received additional charges on my account. My problem with the company is that if there is an issue or a problem you should be investigating that before adding random charges to the residents accounts and taking the money for it. Some people just have automatic draft and don't typically even look at their rent... before it's taken out so they don't know that they're being charged more than they should and the property is just taking the money from them without telling them anything. They'll sometimes take the charges off the accounts for the people that actually call and complain but as far as everyone else they'll just keep their money.
