Lease Duration: The lease term is typically 12 months, with an option to renew at the end of the lease term. Longer or shorter duration may be negotiable on a case-by-case basis.
Flexibility: We understand circumstances change, so if you need flexibility in the move-in date, we're happy to discuss options that work for both parties.
Utilities: Water, gas, and electricity are not included in the rent and are the responsibility of the tenant.
Security: ADT security is available but tenant MUST pay for the service($65/month).
Lawn Care: As the tenant, you'll be responsible for maintaining the lawn. This includes regular mowing, watering, and ensuring the yard stays neat and tidy.
Maintenance & Repairs: Tenant Responsibilities: Tenants are responsible for general upkeep and minor repairs (e.g., changing lightbulbs, clearing drains, etc.). Landlord Responsibilities: The landlord will handle major repairs (e.g., plumbing, heating, electrical systems).
Subletting is not allowed. Unauthorized subletting may result in a lease violation.
Half of the security deposit ($2,500 total) must be paid at the time of signing the lease. The remaining balance of the deposit is due upon move-in.
The $500 pet deposit is also due upon move-in.
Renter's insurance must be provided on or before the move-in date.
